Christine Lake is a beautifully set-out specimen carp water of approximately 3.5 acres, limited to just six anglers at any time to prevent overcrowding. This idyllic pool is a typical carp angler's dream with several bays and two islands providing plenty of features to target. Depths vary between four feet in the entrance bay near the car park to just over six feet in other areas. The lake holds a good head of common and mirror carp to over 40lbs, plus grass carp into double figures. The current lake record stands at an impressive 40lbs. Time spent on the bankside observing fish patrol routes and feeding areas is always worthwhile. Advance booking is strongly recommended due to the limited number of swims. The lake is available for exclusive hire at £850 per week (167 hours), with shorter sessions available from 23 hours upwards. Part days are charged at £1.50 per hour.
Heron Lake is a stunning 6-peg specimen water featuring three islands. This intimate venue provides quality carp fishing in a beautiful setting, with carp present to 28lbs. The limited number of pegs ensures a peaceful fishing experience without overcrowding. The lake follows the same specimen rules as Pepper and Christine, requiring suitably experienced anglers or juniors under supervision. Two rods maximum, micro barb hooks, and minimum 12lb mainline are mandatory. All fish must be handled with care using appropriate landing nets and unhooking mats. Day tickets are available though advance booking is advisable to ensure availability. The lake offers excellent sport for specimen hunters seeking quality fish in a tranquil environment.
New Pepper is the extension section of Lake Pepper, completed in 2007. This deeper water features three central islands and comprises swims 9-16. With depths greater than Old Pepper and characterised by its island features, this section offers excellent specimen carp fishing as part of the renowned Pepper Lake system holding over 200 carp including 14 fish over 40lbs. Access is via dedicated car parks to the north of swims 15 and 13, with no swim more than a couple of minutes walk. Both traditional and modern carping techniques work well, though it's always worth checking with the on-site tackle shop for current hotspots and effective tactics. New Pepper is available for exclusive half-lake hire, though bookings exclude the Bailiff's swim which remains reserved for fishery staff use. Advance booking is essential due to high demand.
Old Pepper is the original section of Lake Pepper, excavated starting in 1990 and opened to carp anglers in 2003. This section comprises swims 1-8 and is characterised by mature reed beds and shallower waters compared to the New Pepper extension. A channel runs down the length of the water with depths increasing toward the New Pepper end. The combined Pepper Lake system holds over 200 carp, with approximately 40 fish weighing 30-40lbs and 14 known to be over 40lbs. Access to swims is via dedicated car parks including one to the north-east of swim 2 and south-east of swims 8 & 9. Both traditional and modern carping techniques work effectively. The on-site tackle shop provides current advice on productive areas and successful tactics. Advance booking is essential due to limited availability and high demand.
Lindholme Lakes Country Park
One of the larger lakes at the complex, Loco presents anglers with an impressive expanse of open water requiring a good 50 to 60 yard cast to reach the productive central areas. Opened in 2006, this 5-acre water is not only large but significantly deep too, with around 6 feet of water just 6 metres out from the bank, increasing to 8 to 10 feet on the long pole line, and even deeper water in the middle sections. Home to the largest fish on the entire complex, Loco offers spectacular sport especially for day ticket anglers targeting specimen fish, with the biggest known carp last caught at an impressive 28lb and stunning ghost carp around the 24lb mark regularly showing. The only real feature in the lake is a small sunken island in the middle section, identified by wooden posts sticking out of the water, which provides an excellent target area for feeder and bomb fishing. The lake also holds a substantial pike population with fish to 28lb recorded, and the fishery allows predator fishing during winter months on request when matches aren't scheduled, providing thrilling sport for pike anglers.
MAP Marston Fields Fishery
Elm offers 36 pegs and is the shallowest lake at the venue with an average depth of just five feet throughout. The lake is specifically stocked with bigger carp, all specimens of 10lb plus, making it the destination for anglers targeting larger fish. Similar tactics to the other lakes work well here, with the method feeder over to the island being particularly effective. Pole fishing in the margins also produces excellent results, with both short and long lines worth exploring. The shallow nature of the lake means fish can be found at all depths depending on conditions and time of year.
Lakeland Valley
A 2-acre lake with consistent 8-12 foot depths throughout. Tree-lined margins with reeds and lily pads create a picturesque setting. Clear water similar to Top Lake with 50-70 fish including large perch up to 4lb and healthy populations of silvers.

Located off-site less than a mile away, this 2+ acre lake features tree-lined back margins with underwater snags. Clay bottom with various bars and plateaus requiring marker work. Contains around 150 carp with abundant aquatic life and specimens reaching low 30s.

The largest lake at 7 acres, functioning as an irrigation lake with annual water changes. Gin-clear water with depths varying from 4 to 20 feet, supporting abundant natural food and exceptional fish colouring. Estimated 60-120 carp showing spectacular growth rates of up to 7lb per year.

Premium syndicate water spanning 14 acres with 22 swims. Limited to 40 members with coded access and seasonal gate code changes. Stock of approximately 200 carp up to 47lb+. Located close to Northampton, 10 minutes from M1 junction 15a/16. Season runs May 1st to April 30th. Bait boats not allowed. Island swim for fishing only with bivvies kept out of view.

Our main specimen lake with over 6 acres of pristine water, incorporating 15 pegs including 2 doubles. This beautiful lake holds at least 20 different 30lb+ carp all year round, not including the 5 different 40lb+ fish. Around another 140 fish with most over 20lb. Maximum of 12 anglers with minimum 5 swims always available. Sessions run 12pm arrival to 11:45am departure.

SWS Fisheries
If you are looking for a venue to test your angling ability, look no further. A lake which you need to do your homework on and when fished right, can result in captures of a lifetime. This 35-acre underwater forest is home to some of the biggest fish across the complex with carp recorded over 40lbs. In December 2024, 20 new carp were introduced from VS Fisheries. The lake is made up of two parts, the industrial side and the country park side, both are accessible, with the far margin, known as the housing bank, being out of bounds. Bait boats, rowing boats and up to 4 rods are permitted on the Road & Island, providing fish safety is put first.
Cromwell Lake
Main 18-acre spring-fed specimen lake with 10 fish over 40lb and 70+ 30lb carp. Features gravel bars, silty areas, weed beds and varies in depth from 3ft to 18ft.
Viaduct Fishery
Cary lake is another one of the popular lakes for the bigger carp - it is known as 'Scary Cary' for a reason, and that is the size of the fish! It is a great runs water with fish up to mid 20s and seeing low 20s coming out all the time! Stocked with silvers too and the best lake for the perch going up to 3lb+, along with some of the better tench!
Todber Manor Fisheries
Little Hayes is around 6 acres in size and stocked with approximately 700 carp ranging from 10-33lb. Little Hayes also holds a small number of specimen bream which run to over 15lbs and catfish to 40lb+. The lake boasts 15 gravel swims that can be easily accessed from the surrounding track. Booking is advisable, full payment is required upon booking.

8 acre specimen carp water holding approximately 800 carp including at least 250 different 20lb plus fish and 40 plus 30lb + carp, with the lake record currently being 41lb 2oz. 18 easily accessible gravel swims, the majority of which has its own parking bay. Muirbeck is the specimen jewel of Broom Fisheries, formed by merging two of the oldest lakes and later connected to the Canal, resulting in a 20-peg water designed for serious carp anglers. Now operating as a syndicate-only venue, it offers a more exclusive and tranquil environment. Significant investment has been made in stocking large mirror carp from VS Fisheries, with several fish in the C6 and C7 classes, known for their rapid growth and impressive bloodlines. This lake is ideal for anglers targeting specimen carp in a peaceful setting.
